Overview & History
Edwards Air Force Base, established in 1933 as Muroc Army Air Field, is the Air Force’s premier flight test center and home of the Air Force Test Center. Located in the Mojave Desert’s high desert terrain, Edwards has played a critical role in aviation history for over 90 years.

Off-Base Housing
Edwards’ remote desert location means limited nearby housing markets. Most off-base residents live in Rosamond, Lancaster, or Palmdale.
Rosamond: Closest civilian town (15 minutes). Small desert community. Homes $250k-$450k, rentals $1,400-$2,200/month (3BR). Limited amenities, rural character, good for those wanting space and quiet.
Lancaster: 30 minutes west. Antelope Valley’s largest city (pop. 170k). Homes $300k-$550k, rentals $1,600-$2,800/month. Better shopping, dining, entertainment. Lancaster schools mixed quality – research carefully. Higher crime than Palmdale.
Palmdale: 35 minutes west. Second Antelope Valley city (pop. 160k). Similar pricing to Lancaster. Slightly better schools and lower crime. More master-planned communities. Good airport access (LA/Burbank).
